The chances are slim to none unless an owner or someone that has one of them uploads to a site that can be indexed so we can find it. eBay has some manuals for sale on occasion as well. I wish the mobile home and camper industry would make them available to the public. Apologies.

Double-wide manufactured homes earn their name because they are constructed and transported in two sections. These mobile homes are seamlessly joined and set up on location. On the modest side, double-wides can run a low as 704 square feet or as large as 2,300 square feet. Much of that living space will be driven by state regulations regarding transportation. However, this class of mobile homes generally runs between 1,000 and 2,200 square feet. Standard double-wide size is very popular with first-time buyers and those that are looking for the second one to buy!

Standard double-wide size is one of the main categories of mobile homes as they reach the needs of many people. On the other hand, some people prefer to avoid the standard double-wide size and add their own creativity to the structure. Customized mobile homes can be tricky to obtain as there are size regulations and limitations as talked above but if the changes do not interfere with the transportation it can be possible to add sections.

Before HUD implemented quality regulations for mobile homes back in 1976, models generally mirrored the low ceiling heights of their site-built counterparts. These ran between 7-8 feet. Homebuyers may recognize that both types of construction of the 1970s and older have relatively low ceilings.

Along with ceiling height, other manufactured home specifications are also comparable. For example, a mobile home wall height averages about 9 feet. Mobile home door height is typically 32 inches wide x 76 inches high, and the average height of a crawl space under a manufactured home can range from 28 to 42 inches. For those who want manufactured homes with high ceilings, there are custom designs available.

The age of the home is a factor, but only in one primary sense. Was your home built before or after June 15, 1976? This date marks the true difference between a mobile home and a manufactured home. A mobile home is a home built prior to the 1976 date and a manufactured home was built after that date. Why does it matter? June 15, 1976 is when HUD code went into effect. That code and its subsequent updates are responsible for improved building practices that ensure the quality, long life and value of a home.

In modern mobile homes, this main water pipe is often made from plastic or a flexible tubing known as PEX. Especially in colder climates, you rarely see metal water mains entering a mobile home, since these can be prone to rupturing when they freeze.

NADA (National Automobile Dealers Association) hasa guide "blue book" you can purchase from them that lists the value ofthe price of the a manufactured and mobile home. This guidecovers mobile homes built from 1970 to 2011, and adjusts fordepreciation and condition.

Used mobile home values can vary fromliterally $0.00 (pay tohaul it away to the dump) to well over $1,000,000.00. There are somemobile homes going for over $2,000,000.00 in Malibu and PacificPalisades, CA.

In some areas, suchas much of California, used mobile home values are above $50,000, andmost properties near the coast are well over $100,000. For moreinformation about your area we recommend contacting a Real Estate Agentthat lists and sells Mobile and Manufactured Homes regularly. A list ofthem can be found by going to our Agent page.

Used mobile home values will be less if the homeis not installed on land or on a space. A newer home willdepreciate like a car, losing half it's value in the first two to threeyears based on just the value of the unit. However, ifinstalled in a nice location (on private land or in a nice park) thenthe market value will go up and down like other Real Estate.

The market value of a mobile home isfound by comparing like-kind(comparable) homes that have sold in the last 3 to 6 months within acertain distance from the home being appraised. The appraiserconsiders: time, condition, number of bedrooms and bathrooms, size, andof course location of each property. He will then come upwith a value adjusting up and down for each factor. In thisway, used Mobile Home values are determined using actual closed sales ascomparables.

For all transactions, we suggest getting a marketvalue based on an appraisal of the home assuming it is or will belocated on a certain spot. Only in the case of buying a usedmobile home that is going to be moved to a space would you need theNADA value - but it isstill nice to know and have. By Will Cunningham
